Why Buy With Me?

Always remember, the deal of a lifetime only comes around about once every seven days.

Having a buyers agent is a lot like going to court with an attorney. I have your best interest in mind at all times not only because I believe in repeat business but it’s my duty under NC law and the Realtors code of ethics to protect your negotiating power in a real estate transaction. Not having a buyers agent in a transaction is a lot like going to court without an attorney. One key difference is that I’ll get the seller to pay my commission for bringing them the sale and getting both parties to the closing table.

When you use a buyers agent you don’t just want a clerk to show you homes. I have many years of experience in brokering transactions and I personally buy homes as investments. I’ve faced some of the toughest challenges real estate has to offer, and I’m ready for more. I have an ever evolving understanding of market inventory; I’m familiar with neighborhoods all over Western North Carolina; I have short sale and foreclosure buying experience, and I learn by doing. I work with lenders, inspectors, contractors, and many more people to ensure a smooth transaction. I will be your professional guide from getting pre-approved with a lender to getting the keys at closing and beyond. Hopefully we can find what you’re looking for and negotiate a fair price under terms that make you comfortable.

Oh… I almost forgot. I will provide a home warranty that I back myself and I’ll even help you move. Let’s do this.

Homes, condos, land, commercial and foreclosures.

Let’s work together to find the right property.

Believe it or not, I’m an agent that is a fan of Zillow, Trulia, and Realtor dot com and other websites like it. In addition to using these to search you’re more than welcome to use my custom search functions on this website, some of which I’ve created shortcuts for below. If you find a home on your own I’ll be happy to look that up also. We live in the age of information and I want to embrace that information and work with you to find the property of your dreams. Whether it’s a deal on a foreclosure, your dream home, empty piece of land or a commercial building, let’s work together and use every tool at our disposal to get the job done.

Because I’ve been personally buying homes to expand my real estate portfolio since 2008, I know what to look for and where to find it. Not only is it my duty to discover and disclose facts and history of a home to my buyer AND seller clients, but I also just plain love doing it! Every home has a unique history and has it’s own set of challenges.

Unless you have cash to buy, getting pre-approved for a mortgage is the key to unlocking your home buying dreams. I work with many lenders who have access to many programs such as VA, USDA, FHA, first time home buyer programs, and more. I’ll work hard to guide you through every step of the process so we can get to closing.

When you’re buying a property, the ultimate goal is closing. When we get to the closing table, I’ll make sure there are no surprises. We’ll work together to go over all closing costs before that day and make sure we can execute a properly negotiated agreement between you and the sellers. I’ll do all the legwork with the attorney and the bank to make sure all you have to do is sign the paperwork and get the keys.

Protecting Your Interests

As a licensed real estate broker in the state of North Carolina, I am both legally and ethically required to inform you of your rights and my responsibilities while I’m working for you.

To review the “Working With Real Estate Agents” brochure, please check out this link:

I am required to present you with a copy of this and obtain your signature to verify you fully understand the different types of agencies involved in a real estate transaction. Basically, I want to protect you and your interests. At some point I will ask you to review and sign this document as required by law. This is not obligating you to anything, it is simply informing you of your rights granted by the state of North Carolina and practiced by all licensed realtors in NC.

What if?

Having a buyers agent greatly improves your negotiating power by creating a shield of privacy between both parties. What if you walked by the home you’ve been looking for and see a giant for sale sign in the front yard? Let’s say it’s an open house and you’re viewing the property while the listing agent is there. Now imagine you tell the listing agent that the house is everything you’ve been looking for, you’re in a crunch to move quickly, and lots of other personal details about your situation. If they’re doing they’re job as a seller agent, they’ve already told the property owner everything. At this point you’ve given the selling agent all kinds of information that will be given to the property owner that will be used against you in a negotiation. This doesn’t always happen, but if you’re interested in purchasing a home, it’s almost always in your best interest to sign a buyers agreement with a real estate agent who will act as your buyers agent to protect your interests.

As a buyer it doesn’t cost you anything out of pocket to use a buyer agent. You have nothing to lose, and everything to gain from using an experienced realtor like me to get the most out of your home purchase and protect your interests in the process.

Due Diligence

Due diligence is a term used often in real estate. Sellers usually don’t have to worry about due diligence, because they’re just getting money for their property. Due diligence relies solely on the shoulders of the buyer in a typical real estate transaction.

homes for sale in weaverville nc

I’m sure you may have read someone at some point say: “Make sure you do your due diligence.” Due diligence is your duty as a buyer to investigate the purchase of a property. When you make an offer, you will typically be asked to include a due diligence period. This is the amount of time you have available at your disposal to perform any home inspections required by you or your lender. When you’re shown a house, you usually have a short time to look over aesthetic things such as layout, paint color, location, etc… Most lenders will usually require a home inspection and an appraisal, which involves a more detailed approach to inspecting your investment. Purchasing a home or other piece of real estate is ultimately your decision. You’re going to want to make sure you back up your decision with proper analysis and research.

Home Inspections

A home inspection in the state of North Carolina is an inspection performed by a professional licensed by North Carolina Inspector Licensure Board. You can of course do your own inspection for your own purchase, but unless you know what you’re doing this is ill advised. Hiring a professional provides an unbiased look at the property. The inspection report provided by a licensed home inspector is an evaluation of the visible components of a home such as electrical, heating, plumbing, roofing, foundation and others. A home inspection is not an appraisal, nor does it provide you with estimated costs of repairs. To get estimates for repair it is highly recommended to call an appropriate contractor who is licensed and for sale in black mountain nc

The buyer is usually obligated to pay for a home inspection. It is advised that you be present during the home inspection so the inspector can advise you in person of the report. There are many things a home inspection report does not cover, and this is best handled by simply asking the home inspector. Once you have a home inspection, this report belongs to you, because you paid for it. The home inspector has your best interest in mind, since you’re the employer. It is not uncommon for a seller to provide a home inspection if they are motivated to sell a property. In this case a home inspection report and details of repairs made to a property are usually provided to avoid a redundant home inspection. Of course if you don’t feel comfortable with this you can always order your own. If you’re thinking of selling a home it’s a good idea to order a home inspection so you can make repairs yourself before a buyer brings it to your attention before closing.

If you’re borrowing money to purchase a property, the lender will almost always require an appraisal. This is to make sure the amount of money they’re fronting for the purchase is protected by using the home as collateral. There will usually have to be at least a 100% value to loan ration. In other words, you probably can’t borrow a million dollars if the market value worth five hundred thousand. In this scenario, the property would need to appraise at one million or more for the bank to consider it a good investment.
